2005 Plan Comments In Spring 2007 the developer submitted the plan for Boulder Creek Commons to the city staff. The concept plan can be seen here and City Staff comments are here.

The current incarnation of this plan was sprung on the community at the July 2007 neighborhood meeting. Furthermore, City Staff The developer has organized a set of meetings over the years with small neighborhood groups. At these meetings there has never been a complete overview of the development proposal and new aspects (e.g., the pond, etc.) keep being introduced.

The developer has promised 2 further meetings with the Greenbelt Meadows neighborhood and we have not heard anything about these meetings. At the most recent meeting the results of the recent traffic study were not presented. Furthermore, we were promised that an adequate groundwater study would take place. This study has not even started.

Plan Details

The submitted materials to date are incredibly light on substance. Even though the developer has done a traffic study and a ground water study these reports have not been released. Furthermore, in a past submission there was a detailed accounting of the proposed denisty but this is also missing in the current submission. We find this strange, especially considering that the developer is applying for a flexible zoning district.
  • The proposed development contains 134 homes. 50 will be rent controlled townhomes for seniors.
  • Road access via Kewanee is no longer part of the plan. This means that we have a 22 acre development with 134 homes in a cul-de-sac.
  • A pond is proposed on the east side of 55th street. This is a quarry for the fill dirt that is needed to raise the houses out of the flood plain. This land is designated in the Boulder Valley Comprehensive Plan as "Environmental Preservation".
